What the new lending rules and weather has done to our market

Monday Feb 12th, 2018

Share

We are now in to our second month of the year and the numbers for January aren't too surprising considering how 2017 ended, the change in mortgage lending and the weather. The average price of a home sold in Toronto was $736,783. down 4.1% from last January. This is the weakest January since 2009. Most of the decline was for detached houses. The condo market continues to increase, with the average sale at $507,492 which is 14.6% higher than January 2017. The Toronto Real Estate Board is... [read more]

What does 2018 hold in the market?

Tuesday Jan 02nd, 2018

Share

Happy new year! I hope you had a merry holiday season. It was another good year in real estate, despite the regulation changes the government made to cool our market down. There was a cooling, and the year comparison show sales were down, but demand is still higher then inventory.  Some brokerages and other experts are saying 2018 will be a strong year with a rise in home prices, but not nearly what we've seen earlier in 2017 and 2016. There could be some ups and downs but... [read more]

Three new mortgage rule changes

Tuesday Nov 07th, 2017

This year has seen some changes to the mortgage rules whether qualifying for or renewing your mortgage. There are three new rule changes starting January 1, 2018. Change 1 is the stress test for uninsured mortgages. While you will pay at the rate you contracted, you must qualify at a higher rate. The rate will be the greater of the five-year benchmark rate published by the Bank of Canada or 2% higher then your contracted rate. Change 2 is that lenders (excluding credit unions and private... What's going on with the real estate market?

Monday Jun 05th, 2017

Share

Wow! What's happening to the real estate market?! Until some time passes and it settles in to a pattern, everybody's guessing. It is definitely in a transition and depending on what street or building the property for sale is, it's a toss of the dice how a sale will go. An open house can be a lonely place to hang out or as busy as what agents are used to in the recent past. Looking at the numbers there is a cooling off and Richmond Hill, Markham and Newmarket were the hardest hit,... [read more]

Is the Market Slowing Down?

Tuesday May 02nd, 2017

The provincial government is trying to slow the GTA's hot, crazy market down, but there was a shift before Kathleen Wynne's announcement. Of course, there are areas that will not cool off the same way some have, but it will be interesting to see if the slow down Realtors have noticed will last and how the government's plan will play out.  To read... The Toronto Real Estate Board (TREB) released a comprehensive report on January 31, 2017 that gave a picture of the last year, showing where the growth was,  what percentage was from foreign buyers (you might be surprised at how low that number is) and how many were first time buyers.  Read about TREB's report on the Canadian Centre for Economic Analysis (CANCEA) study on transportation infrastructure's effects on housing affordability and the results of the IPSOS... Another year, another list of promises you'll probably break. For a happier 2017, why not resolve to ditch those resolutions once and for all? In their place, we humbly introduce the anti-resolutions: the things we resolve never to do. It can be liberating: something like never learning to samba or reading War and Peace that you always primised yourself you'd do and are now admitting will never happen. Start the year by freeing yourself from that burden. Read more. [read more]
